Tanzania has embarked on a landmark development project in Nairobi’s Upper Hill district, with the construction of twin towers that will rise to 88.8 metres and feature 22 floors each. The project is designed to serve as the new home for the Tanzanian High Commission, while also providing commercial office spaces and residential apartments.
The ambitious project is a joint venture between Tanzania’s Ministry of Foreign Affairs and the National Social Security Fund (NSSF). NSSF is financing 80% of the project’s share capital, while the Tanzanian government is contributing the land as the remaining 20% equity. The total investment for the development stands at TSh 127 billion, reflecting Tanzania’s strategy to expand its international real estate assets.

Once completed, the twin towers are expected to save Tanzania approximately TSh 29 billion ($11 million) annually in rental expenses for its diplomatic offices and staff housing. Additionally, the commercial and residential components are projected to generate around TSh 36 billion ($13.8 million) in yearly income, making this development both a strategic and profitable venture.

Upper Hill is Nairobi’s main commercial hub and hosts several prominent skyscrapers and international organizations. Notable neighboring structures include:

Current Status
The project officially broke ground in June 2024, with site preparation and structural development currently underway. At launch, the construction was expected to take around 24 months, indicating a probable completion by late 2026 or early 2027.
